Prohibited Activities Policy

1. Introduction

Welcome to AvenueSpot. Our mission is to provide a dedicated online marketplace for renting rooms and partitions, fostering transparent and direct connections. To maintain a safe, secure, and trustworthy environment for all users, AvenueSpot ("AvenueSpot," "we," "us," or "our") strictly prohibits certain activities and content on our Platform. This Prohibited Activities Policy outlines what is not permitted and serves as a complement to our Terms of Use, Community Guidelines, and other policies.

By accessing or using the AvenueSpot Platform, you agree to comply with this policy and refrain from engaging in any of the prohibited activities listed below. AvenueSpot is a trusted real estate marketplace for renting, buying, and listing property across the UAE.

2. General Prohibited Activities (Applicable to All Users)

The following activities are strictly prohibited for all users on AvenueSpot:

2.1. Illegal Activities:

• Engaging in, promoting, facilitating, or advocating for any activity that violates any applicable local, national, or international laws, rules, or regulations.

• This includes, but is not limited to, drug-related activities, human trafficking, fraud, theft, or any other criminal offense.

2.2. Fraud and Misrepresentation:

• Providing false, inaccurate, or misleading information, including during account registration, in user profiles, or in communications.

• Impersonating any person or entity, or falsely stating or otherwise misrepresenting your affiliation with a person or entity.

• Engaging in any form of deception or scam.

2.3. Harmful or Offensive Content:

• Posting, transmitting, or sharing any content that is abusive, violent, threatening, harassing, defamatory, libelous, obscene, sexually explicit, hateful, or discriminatory.

• Promoting or inciting violence, self-harm, or illegal discrimination against any individual or group.

2.4. Spam and Unsolicited Communications:

• Sending unsolicited commercial messages, junk mail, chain letters, or any form of spam.

• Posting repetitive, irrelevant content or repeatedly contacting other users without their consent.

• Using the Platform for any purpose other than facilitating genuine room/partition rental connections.

2.5. Malware and Hacking:

• Uploading, posting, or transmitting any material that contains viruses, corrupted data, "Trojan horses," "worms," "time bombs," "keyloggers," "spyware," "adware," or any other harmful programs or similar computer code designed to adversely affect the operation of any computer software or hardware.

• Attempting to gain unauthorized access to the Platform, other users' accounts, computer systems, or networks connected to the Platform through hacking, password mining, or any other means.

• Disrupting, damaging, or interfering with the operation of the Platform or the experience of other users.

2.6. Abuse of the Platform:

• Using the Platform for any commercial purpose not explicitly permitted by AvenueSpot.

• Collecting or harvesting any personally identifiable information from the Platform without authorization.

• Reverse engineering, decompiling, or disassembling any portion of the Platform.

2.7. Circumvention:

• Attempting to bypass any security measures, access controls, or communication channels established by AvenueSpot.

• This includes attempting to take initial contact or key negotiations completely off-platform in a way that avoids monitoring or safety features, for instance by embedding contact details in listing photos.

3. Prohibited Activities Specific to Listings (for Owners)

In addition to the general prohibitions, Owners must adhere to the following when creating or managing listings:

3.1. Discriminatory Listings:

• Creating or maintaining any listing that violates our Anti-Discrimination Policy, including expressing preferences, limitations, or discrimination based on protected characteristics (e.g., race, religion, gender, family status, disability).

3.2. False or Misleading Listings:

• Providing inaccurate, incomplete, or false information in a listing's description, photos, amenities, pricing, or availability.

• Posting "bait-and-switch" listings where the advertised property is not the one offered.

3.3. Illegal Property Listings:

• Listing properties that are not legally available for rent or violate any applicable housing, zoning, or landlord-tenant laws.

• Listing properties that require permits, licenses, or registrations that you do not possess.

3.4. Hazardous or Unsafe Properties:

• Listing rooms or partitions that are known to be unsafe, hazardous, or violate health and safety standards.

3.5. Non-Existent Properties:

• Creating listings for properties that do not exist or are not genuinely available for rent.

3.6. Duplicate Listings:

• Posting identical or substantially similar listings for the same property multiple times to gain undue visibility.

4. Prohibited Activities Specific to Interactions (for Owners & Seekers)

When communicating and interacting with other users, the following are prohibited:

4.1. Harassment and Threats:

• Engaging in any form of harassment, intimidation, verbal abuse, or physical threats towards other users.

4.2. Financial Scams:

• Engaging in phishing attempts, requesting advance payments outside of clearly defined and agreed-upon rental terms, or promoting any financial schemes.

• Attempting to trick or defraud other users into providing money or personal information.

4.3. Privacy Violations:

• Collecting, using, or sharing the personal information of other users without their express consent or outside the scope of facilitating a genuine rental connection.

4.4. Unsafe Practices:

• Encouraging or facilitating unsafe or dangerous meetings or activities outside the reasonable scope of property viewings.

5. Reporting Prohibited Activities

If you encounter any content or behavior on AvenueSpot that you believe violates this Prohibited Activities Policy, please report it to us immediately at support@avenuespot.com. Please provide detailed information, including relevant usernames, message logs, listing IDs, and any other evidence to help us investigate.

6. Consequences of Violations

AvenueSpot takes violations of this policy seriously. Engaging in any prohibited activity may result in severe consequences, including:

• Immediate removal of the offending content, listings, or communications.

• Temporary suspension of your account.

• Permanent termination of your account from the AvenueSpot Platform.

• Legal action, if necessary, and cooperation with law enforcement authorities.

7. Disclaimer

AvenueSpot is a connection platform and does not control or assume responsibility for the actions, content, or omissions of its users. While we strive to maintain a safe and compliant environment by enforcing these policies, we are not liable for the conduct of users or the outcomes of their direct interactions or rental agreements. Your use of the Platform and any interactions are at your own risk.
