Payment & Fee Policy

1. Introduction

Welcome to AvenueSpot. This Payment & Fee Policy clarifies the financial aspects related to your use of our online marketplace for renting rooms and partitions (the "Platform"). It explicitly defines AvenueSpot's role regarding payments and any fees associated with our services. By accessing or using the AvenueSpot Platform, you agree to this policy, in conjunction with our Terms of Use, Privacy Policy, and all other applicable policies.

2. AvenueSpot's Role in Rental Payments

It's crucial to understand that AvenueSpot operates as a pure online intermediary and connection facilitator only. Our service is limited to providing the digital space and tools for Owners to list available rooms/partitions and for Seekers to discover and connect directly with those Owners.

AvenueSpot expressly states that we DO NOT:

• Process, collect, or handle any rental payments (e.g., monthly rent, weekly rent).
• Manage security deposits or their refunds.
• Facilitate any financial transactions related to the rental agreements formed directly between Owners and Seekers.
• Act as a payment processor for rental arrangements.

All negotiations, agreements, payments, and financial responsibilities related to the rental arrangement (including rent, deposits, utilities, and any other agreed-upon costs) rest solely and exclusively with the parties involved – the Owner and the Renter.

3. Fees for AvenueSpot Services

While basic listing and Browse on AvenueSpot are currently free, we offer optional Premium Listing Features to Owners who wish to enhance their listings' visibility and reach.

Premium Listing Features: AvenueSpot charges a fee for these Premium Listing Features. The specific fees, terms, and benefits associated with these features will be clearly displayed on the Platform at the point of purchase. By choosing to activate Premium Listing Features, you agree to pay the stated fees.

Should AvenueSpot introduce any new fees for other value-added services, or modify existing fees, we commit to transparency. Any such changes will be clearly communicated to users in advance through updates to this policy and, where applicable, direct notifications. Your continued use of the Platform after the effective date of any fee changes will constitute your acceptance of those changes.

4. Payment Methods for AvenueSpot Services

If you opt for Premium Listing Features or any other paid services offered by AvenueSpot, all payments will be processed securely through designated third-party payment processors. Acceptable payment methods (e.g., credit/debit cards, online payment gateways) will be specified at the time of purchase. Your payment information will be handled in accordance with our Privacy Policy.

5. Responsibility for Rental Payments and Financial Transactions Between Users

As AvenueSpot does not handle rental payments, Owners and Seekers are solely responsible for agreeing upon, executing, and managing all financial aspects of their rental arrangements. We advise users to exercise extreme caution and diligence when conducting financial transactions directly with other users. It's recommended to:

• Get everything in writing: Ensure all rental terms, including payment schedules, amounts, and conditions for security deposits, are clearly documented in a written agreement.
• Use secure payment methods: Opt for traceable and secure payment methods for rental payments.
• Verify identity: Take reasonable steps to verify the identity of the other party before exchanging funds.

AvenueSpot explicitly disclaims any and all liability for any financial losses, disputes, fraud, or damages incurred by users arising from or related to direct financial transactions between Owners and Seekers.

6. Taxes

Users are solely responsible for determining and paying any and all taxes (including but not limited to income tax, property tax, and sales tax) associated with their activities on the Platform, including any rental income earned or any fees paid to AvenueSpot for services. AvenueSpot is not responsible for advising on or calculating any taxes.

7. Changes to Fees and Policy

AvenueSpot reserves the right to update or change this Payment & Fee Policy at any time. We will notify you of any material changes by posting the updated policy on the Platform and/or by sending an email to the address associated with your account.
