Anti-Discrimination Policy

1. Introduction At AvenueSpot, we are dedicated to building a global community around real estate. Our mission is to empower individuals to find suitable properties efficiently and transparently. A core part of this mission is our unwavering commitment to fostering an inclusive, welcoming, and fair environment where discrimination has no place. This Anti-Discrimination Policy outlines our strict prohibition against discrimination on our Platform (the "Platform") and sets clear expectations for all users. By accessing or using AvenueSpot, you agree to abide by this policy, in addition to our Terms of Use, Community Guidelines, and all other applicable policies.

2. Our Commitment to a Non-Discriminatory Community AvenueSpot is committed to providing equal opportunities and treating all users with respect and dignity. We believe that everyone deserves fair access to property, regardless of their background or identity. We strictly prohibit discrimination of any kind on our Platform.

3. What is Discrimination? Discrimination occurs when an individual or group is treated unfairly or unfavorably based on certain characteristics rather than on their individual merits or lawful criteria.

4. Prohibited Grounds for Discrimination (Protected Characteristics) On AvenueSpot, discrimination is strictly prohibited based on, but not limited to, the following characteristics:

  • Race, Color, Ethnicity, National Origin: Treating someone differently because of their racial background, skin color, ancestry, or where they or their family come from.
  • Religion or Creed: Discriminating based on a person's religious beliefs or lack thereof.
  • Gender, Gender Identity, or Sexual Orientation: Treating someone differently based on their sex, gender identity (e.g., transgender, non-binary), or sexual orientation (e.g., heterosexual, homosexual, bisexual).
  • Disability (Physical or Mental): Discriminating against individuals with physical or mental impairments. This includes making reasonable accommodations for individuals with disabilities where required by law.
  • Familial Status: Discriminating based on whether a person has children under 18 living with them, is pregnant, or is in the process of securing legal custody of a child.
  • Age: Discriminating against individuals based on their age (within legal parameters for entering contracts).
  • Any other characteristic protected by applicable laws and regulations in the jurisdiction where the property is located or where the interaction takes place (e.g., source of income, marital status, veteran status, etc., as specific laws may apply).

5. Where Discrimination is Prohibited on AvenueSpot This policy applies to all aspects of your use of the Platform, including but not limited to:

  • 5.1. Listing Content:
    • Descriptions: Owners must not include any language in their listing descriptions that expresses a preference, limitation, or discrimination based on any protected characteristic.
    • Photos: Photos accompanying listings must not contain any discriminatory content or imply discriminatory preferences.
    • Criteria: Any specific criteria for tenants or buyers must be lawful, non-discriminatory, and applied consistently to all potential Seekers.
  • 5.2. Communications and Interactions:
    • Messages: All communications between users, whether through the Platform's messaging system or any other means, must be respectful and free from discriminatory language or behavior.
    • Responses: Owners must respond to all inquiries consistently and fairly, without bias based on protected characteristics.
    • In-Person Interactions: Any in-person interactions resulting from Platform connections (e.g., property viewings) must also be conducted free of discrimination.
  • 5.3. Transaction Decisions:
    • Refusal to Transact: Owners must not refuse to rent or sell a property, or otherwise make it unavailable, to a person based on a protected characteristic.
    • Terms and Conditions: Owners must not offer different terms, conditions, or privileges for the rental or sale of a property, or provide different services or facilities, based on a protected characteristic.
    • Misrepresentation: Owners must not falsely represent that a property is unavailable for inspection, rental, or sale.

6. Examples of Prohibited Discriminatory Conduct (Illustrative) The following are examples of conduct that violates this policy:

  • Stating in a listing: "No families with children," "Females only," "No Arabs," "Requires specific religious affiliation," "Must be able-bodied," or similar discriminatory preferences.
  • Refusing to respond to an inquiry from a Seeker based on their perceived ethnicity or gender.
  • Offering a higher rent or sale price to a person because of their nationality.
  • Making offensive or derogatory comments about a user's sexual orientation during communications.
  • Rejecting a Seeker who uses a service animal if there is no legitimate health or safety reason.

7. What is NOT Discrimination This policy does not prohibit legitimate, non-discriminatory rental or sales practices that are applied consistently to all users, such as:

  • Requiring verifiable income or proof of financial stability.
  • Checking credit history or rental references.
  • Setting reasonable occupancy limits.
  • Requiring all occupants or contracting parties to be 18 years or older if permitted by law and consistently applied.
  • Setting reasonable house rules that apply to all tenants equally (e.g., no pets, no smoking).

8. Reporting Discrimination If you experience or witness any behavior or content on AvenueSpot that you believe violates this Anti-Discrimination Policy, please report it to us immediately at support@avenuespot.com. Please provide detailed information, including screenshots or message logs, to help us investigate thoroughly.

9. Consequences of Discrimination AvenueSpot takes all reports of discrimination seriously. Violations of this policy will result in severe consequences, including:

  • Immediate removal of discriminatory content or listings.
  • Temporary suspension of the offending user's account.
  • Permanent termination of the offending user's account from the AvenueSpot Platform.
  • Cooperation with legal authorities if required by law.

10. Disclaimer While AvenueSpot is committed to enforcing this Anti-Discrimination Policy, we are solely a connection platform and do not participate in or oversee the direct rental or sales agreements between users. We rely on our community to adhere to these principles. We encourage all users to be mindful and responsible in their interactions and to report any violations promptly.
