Listing Policy

1. Introduction

Welcome to AvenueSpot. This Listing Policy outlines the requirements and standards for creating and maintaining property listings on our online marketplace for renting rooms and partitions (the "Platform"). 

By posting a listing on AvenueSpot, you ("Owner," "you," or "your") agree to adhere to these guidelines, along with our Terms of Use, Community Guidelines, and other applicable policies. 

Our aim is to ensure that all listings are accurate, transparent, and provide a safe and reliable experience for all users. 

2. General Requirements for All Listings

All listings on AvenueSpot must meet the following general criteria: 

2.1. Accuracy and Honesty:

• All information provided in your listing, including descriptions, photos, amenities, and terms, must be truthful, complete, and accurately represent the room/partition and shared spaces. 
• Do not provide misleading or false information. 

2.2. Current and Available:

• Listings must be for rooms or partitions that are genuinely available for rent. 
• You must promptly update your listing's availability or remove the listing once the space is no longer available or has been rented. 

2.3. Legal Compliance:

• Your listing and the rental arrangement it facilitates must comply with all applicable local, national, and international laws, regulations, and ordinances related to housing, tenancy, health, safety, and advertising. 
• You must have the legal right and necessary permissions to rent out the space you are listing. 

2.4. Property Safety and Condition:

• The listed room/partition and any shared areas must be safe, habitable, and meet basic health and safety standards. 
• The listing should accurately reflect the current physical condition of the property. 

3. Content Standards for Listings

To maintain a high-quality marketplace, all listing content must adhere to these standards: 

3.1. Clear and Comprehensive Descriptions:

• Provide a detailed and concise description of the room/partition, including its size, features, furnishing (if any), and access to shared amenities (e.g., kitchen, bathroom, laundry). 
• Clearly state the rental terms, such as rental period (e.g., monthly, weekly), notice period, and any specific house rules. 

3.2. High-Quality and Relevant Photos/Videos:

• Upload clear, well-lit, and high-resolution photos that accurately represent the actual space being rented. 
• Include photos of the specific room/partition, shared areas, and relevant amenities. 
• Do not use stock photos, heavily edited images that misrepresent the space, or photos that contain personal information of others without their explicit consent. 
• Ensure photos do not include any discriminatory content. 

3.3. Transparent Pricing:

• Clearly state the rental price (e.g., per month, per week). 
• Disclose any mandatory additional costs such as utility bills (if fixed or estimated), service charges, or security deposits. 
• Hidden fees are prohibited. 

3.4. Accurate Location:

• Provide the correct general location of the property. 
• While the precise address may be shared directly with interested Seekers, the general location should be accurate enough for initial searching. 

4. Prohibited Listing Content and Practices

The following types of listings, content, and practices are strictly prohibited on AvenueSpot: 

4.1. Discriminatory Listings:

• Listings that express any preference, limitation, or discrimination, or intend to discriminate, based on race, color, ethnicity, national origin, religion, gender, sexual orientation, disability, marital status, or any other legally protected characteristic are strictly forbidden. 
• All users should be treated equally. 

4.2. Illegal or Unlawful Content/Activities:

• Listings that promote or facilitate any illegal activities, dangerous conduct, or prohibited goods/services. 
• Listings that violate any local, national, or international law. 

4.3. Harmful or Offensive Content:

• Content that is abusive, violent, hateful, sexually explicit, defamatory, obscene, harassing, or otherwise inappropriate. 

4.4. Misleading or Fraudulent Listings:

• Listings that are fictitious, bait-and-switch offers, or intentionally misleading about the availability, features, or condition of the property. 
• Listings for properties that do not exist or are not genuinely available for rent. 

4.5. Spam, Duplicates, and Irrelevant Content:

• Posting duplicate listings for the same property or similar properties excessively. 
• Including irrelevant content, unsolicited advertising, or links to external commercial sites not related to the rental. 

4.6. Circumvention of Platform:

• Attempting to include direct contact information (e.g., phone numbers, email addresses, external website links) within listing descriptions or photos to circumvent the Platform's communication tools for initial contact. 
• All initial inquiries should go through the AvenueSpot messaging system. 

4.7. Violation of Privacy:

• Including personal identifiable information of individuals (other than yourself, if applicable) in listings without their explicit consent. 

5. Verification and Review

AvenueSpot reserves the right, but is not obligated, to review listings for compliance with these guidelines and our Terms of Use. 

We may, at our sole discretion, unpublish, remove, or request modifications to any listing that violates our policies. 

Important Note: AvenueSpot does not verify the physical condition of properties or the identity of every user beyond basic account creation processes. Owners are solely responsible for the accuracy of their listings, and Seekers are responsible for conducting their own due diligence and verifying all information directly with the Owner before entering into any agreement. 

6. Consequences of Violations

Violations of this Listing Policy can lead to serious consequences, including: 

• Immediate removal of the offending listing(s). 
• Temporary suspension of your account. 
• Permanent termination of your account. 
• Reporting to relevant legal authorities if unlawful activity is involved. 

7. Disclaimer

AvenueSpot's role is strictly limited to facilitating connections between Owners and Seekers. 

We are not a real estate agent, broker, or landlord. 

We do not participate in or assume any responsibility for the actual rental agreements, payments, property management, or the safety, legality, or quality of the listed properties or the interactions between users. 

All such responsibilities lie solely with the Owner and the Renter.
