Dispute Resolution Policy

1. Introduction

Welcome to AvenueSpot. Our platform is designed to connect individuals and businesses looking to rent, buy, or list real estate across the UAE. While we strive to maintain a safe, respectful, and transparent environment, occasional disagreements may arise. This Dispute Resolution Policy outlines how AvenueSpot ("AvenueSpot", "we", "us", or "our") handles disputes and clarifies our role and limitations.

By using AvenueSpot, you agree to this policy, as well as our Terms of Use, Community Guidelines, and any other applicable platform policies.

2. AvenueSpot’s Limited Role in Disputes

It’s important for all users to understand that AvenueSpot acts solely as a digital marketplace and online intermediary. We provide the tools and space for property seekers and property providers to connect, communicate, and manage their own transactions.

AvenueSpot does not:

• Mediate, arbitrate, or resolve disputes arising from private rental or sales agreements (e.g., rent payments, deposits, property conditions, damages, lease terms, or eviction issues).
• Act as a guarantor of any agreement or financial transaction.
• Provide legal advice or services related to disputes between users.

All agreements, negotiations, and transactions are the sole responsibility of the involved parties.

3. Encouraging Direct Resolution

We encourage users to resolve issues directly, respectfully, and in good faith. Open communication is often the most effective way to resolve misunderstandings or disagreements regarding property matters.

4. Disputes AvenueSpot May Address (Policy Violations)

AvenueSpot’s involvement is limited to investigating and taking action on violations of our platform policies, which include but are not limited to:

• Terms of Use – General rules governing use of AvenueSpot.
• Community Guidelines – Standards for respectful interaction and communication.
• Listing Policy – Rules for posting accurate and compliant listings.
• Anti-Discrimination Policy – Zero tolerance for discriminatory content or conduct.

Examples of violations we may investigate:

• Fraudulent or intentionally misleading property listings.
• Harassment or discrimination via AvenueSpot messaging.
• Attempts to bypass platform rules (e.g., off-platform transactions).
• Use of false information or impersonation.

5. Reporting Policy Violations

If you believe a user has violated AvenueSpot’s policies, please report it to us.

5.1 How to Report

Send a detailed report to: support@avenuespot.com

5.2 What to Include

To help us investigate, please include:

• Your full name and AvenueSpot username
• The username or listing ID of the party being reported
• A clear description of the issue
• The specific policy you believe was violated
• Supporting evidence (e.g., screenshots, chat history, listing links)

6. AvenueSpot’s Review Process

Upon receiving a report, AvenueSpot will:

• Review the report and any supporting evidence
• Investigate user content, listing data, or messages where applicable
• Take discretionary action if necessary, which may include:
  • Issuing a warning
  • Removing listings or content
  • Temporarily suspending an account
  • Permanently banning users
  • Reporting serious violations to legal authorities

Note: AvenueSpot reserves full discretion on enforcement decisions and is not obligated to share the outcome or details of our internal investigations.

7. Disputes Beyond Our Scope (Rental or Sales Agreements)

For disputes directly related to property agreements — such as:

• Payment issues
• Deposit refunds
• Property damage or maintenance
• Breach of contract
• Eviction matters

AvenueSpot does not intervene.
These matters should be addressed via independent legal counsel, small claims court, or relevant government housing authorities, depending on your jurisdiction.

8. Cooperation with Law Enforcement

AvenueSpot will fully cooperate with legitimate law enforcement requests in accordance with UAE laws. If a report involves criminal activity or legal violations, we may disclose user information as required.

As outlined in our Terms of Use and Liability Disclaimer, AvenueSpot is not responsible for the conduct of its users, the accuracy of listings, or the outcomes of any user agreements or transactions. All use of the platform is at your own risk.
